The Planning Commission also recommends to the Zoning Adjustor that consideration be given to Variances allowing lots to be created with 50 feet of frontage rather than the Ordinance requirement of 65 feet. The Commission also recommends that applications for trailer courts be limited in density to one trailer per 50 feet of frontage. The Commission notes that the area is platted into SO foot wide lots. A. REASOrTS, INCLUDIFG ENVIRONP/IENTAL ASSESSMEluT: 1. The three block area is surrounded on almost three sides by commercial or trailer development. Approval of the request would allow use of vacant residential lots and replacement of older homes in the area wfth mobile home s . 2. The staff is of the opinion that the intrustion of mobile homes on an individual basis into the area would not adversely affect esrablished residential development. Some of the homes in the area could be detrimentally affected with trailer court developments, especially along Third Avenue. 3. The zone change request is situated within an urbanized area. Approval of the request would not have any greater effect upon the topography, geoloqy, biological and batanical characteristics and other natural development than the usES allowed in the present residential classification. The proposal is compatible with surrounding uses, transportation facilities and utility services and, therefore, would have no effect upon continued human development in the area.
