RE: Administrative determination for lots within View Ranch Estates Plat (PE -1760B-94)
Dear Mr. Landa:
This letter is in response to your request to clarify required setbacks for Lot 2 and 22 within
View Ranch Estates Plat. Due to the irregular shape of each lot, the front and side yard adjacent
to the cul-de-sac is not clearly defined.
The following defines the yard and provides clarity of required setbacks applied only to Lot 2
and 22;
a. Front yard is the line parallel with the rear yard. Minimum setback is 15 feet to the
structure and 20 feet to the garage.
b. Side yard is the portion of property curving around the cul-de-sac and perpendicular
to the front and rear yard. The minimum side yard setback is 5 feet, however on the
side yard curving around the cul-de-sac structures must be set back a minimum 10
feet from the property line due to the 10 foot utility easement.
c. Rear yard is the line opposite the front yard. Minimum setback is 10 feet.
At the time of building permit submittal, attached a copy of this letter for reference.
