Planning Commission Recommendation: Approve for the followinq reasons
and findinc,Ls:
A. REASONS:
1. In iviarch of this year j LaConnie Yiobile Home Park plat was filed
with the County P.uditor's Office and Multiple Family Suburban
zoning established to permit permanent mobile homes on all lots
with some local business uses on Lot 1, Block 1. Lot 1 at that
time was contemplated to be developed with a small grocery store
and laundry facility. This lot was left in the previously estab-
lished Local Business Zone (zoned April, 1959) at the owner's
request and the balance of the plat was zoned Multiple Family
Suburban.
However, on july 31 ~ 19 6 7,, the property owner of Lot 1 was
granted a permit (CUE-56-07) from the Spokane County Zoning
~ Adjustor allowing a mobile home on the property. On August 2,
1967, a Building Permit was issued allowfng a mobile home on
the subject lot for a period of one year.
2. The applicant stated to the Planning Commission that the subject
Lot 1, Block 1 of LaConnie Mobile Home Park was zow desired- to
be segregated into iots for mobile homas and offered for sale.
Since the existing Local Business zoning would not permit perma-
nent establishment of mobile homes on individual lots, the
Planning Commission feels the change of zoninq would be justified
There would be no detrimental effect to adjacent property, but
rather the proposed use would be in keeping with surrounding
mobile home development and present temporary mobile home use
of said Lot 1.
