This is true of zoning ordinances, which are laws intended to protect and govern the many different uses of lana in Spokane County. It is my responsibility, as the Zoniny Investigator, wnen the situation arises, to help resolve conflicts involving the Spokane County 7_oniny Ordinance. This office has received reports reyardiny storage of disassembaled automobiles and storage of recreational vehicles including a boat in the front yard area ori your property, located at East 11815 Maxwell, Spokane County, parcel number 16541-0117. Your property is zoned, Agricultural Suburban. A recent visual inspection by our field inspector indicates, we believe, that these reports are accurate. Section 4.03.020(9) of the Spokane County Zoning Ordinance defines an auto wrecking yard/junk yard as, "...an open area where waste, used or second hand materials are bought, sold, exchanged, stored, baled, packed, disassembled, or handled, including but not limited to scrap iron and other metals, paper, rays, rubber tires, and bottles. A 'junk ,a -d' inclunes and auto wrecking yard, but does not include uses established entirely within an enclosed building." (emphasis added). Also, Section 4.05.70 states, "No premises in thr Hrlcultural Suburban Zone shall he used as a storage area for any purposes uihr-r an storage of materials used in the connection with the operation of -i household and activities associated with the normal operation of a household except that property may be used for the storage of materials used in the construction of the individual buildings on the buildings on the property in the project. Recreational vehicles or boats shall not he stored in the front yard of any lot used for residential purposes." Eisenbrath October 18, 1983 We are of the opinion that since you have now been informed of the requirements of the Spokane County Zoniny Urdinance, a period of 30 days, beginning with your receipt of this letter, should be sufficient time in which to briny your property into compliance by removal of those disassembled vehicles and parts thereof currently being stored on your property, or placing the above mentioned vehicles "entirely within an enclosed building." Recreational vehiclTS including the boat may be stored openly as long as storaye is not in the front yard area. Do not hesitate to act upon this important matter, since a violation of the Spokane County Zoning Ordinance is a misdemeanor and does carry a penalty. If the above mentioned time frame is insufficient, please contact this office immediately in order that an equitable time frame might be established in which your property will be brought into compliance with the ordinance requirements.
