Planning Commission Recommendation: L rove, subiect to Plannincf.
Commission approval of a Planned Unit Davelopment Plan to be later submitted
in accordance with Chapter 4.20 of the Spokane Countv ZoninQ Ordinance.
A. Reasons:
1. The property in question fronts on Pines Road, 8th Avenue, and Houk.
Property between Pines Road and the Houk alignment north as far as
the Milwaukee Railroad and south to 15th A-venue is predominantly in
residential use; however, a large percentage of the properties in the
area are either vacant or contain a residence on acreage property.
In the last ten years only 3- 4 homes have been built within the
area. It would appear that the heavy traffic along the state highway
(Pines Road) has deterred further single family residential develop-
ment.
