Reasons: ' The Planning Commission finds, because of the existing cul de :ac on Oberlin Road withfn Skyline View Subdivision, that the L~asidenti,al density of property surrounding the cul de sac would be unusually affected if another duplex were to be constructed on Lot 3, Block 3, of said subdivision. The Planning Commission notes that substantial single family residences exist on the lots directly north and acros s the street from s ub j ect Lot 3 whi ch wo ul indeed, be affected by any development. 2. ~d1 lots within the proposed zone change area have been develo~e with single family residences, except four lots.
