By way of r+eview, this office notes that the Development Plan for Dr. Ransom's
property indicates that the off-sueet parkiag area is to be located to the rear af his
constructed builclinqs. The project is almost completed, and there ia concern over
where the parking area is to be, as the presant status of development appears to be
placing the parking area in hant of the buildinge rather than in the back.
We would apprtciate your assistance in checking this matter out before the
actual construction of the off-street parking area !s commenced.

RANSOM
Planning Commission Recommendation: Lpprove for the east four hundred
(400} feet only* and subiect to dedication of a fifty (50) foot riQht of way for
Cataldo Avenue (the entire length of the propertv) as indicated on the appLicant's
"approved alot plan". The entire 501 riQht of wav is to be dedicated by the
applicant, if the adjacent propertv owner will not dedicate his indicated portion.
A. Reasons;
i. The property described in this proposal is located on the west side
of North Pine s Road, between Broadway and Boone Avenue, in an
older established residential block and will replace an existtng
orchard. Across North Pines Road, Modern Electric warehouse -
office facilities and a tropical fish retail outlet (zoned Local
Business) are located. The proposed medical clinic across from
these facilities would be a good use of undeveloped property and
provide compatibility with surrounding single famiiy restdences.
The Comprehensive Plan indicates business development for the
easL side of North Pines Road which has been followed as noted
bv establiehed "Local Business" zoning. It would be fn keeping
with the Plannina Commission's policv to establf,sh Multiple
Familv Suburban zonina alonq Pines Road as this would encouraQe
hiqh densitv residential or limited business development (doctors'
of#ices, etc. ) compatible to established sinqle familv residenttal
districts borderinq Pines Road. (An existinq example of a dental
office surrounded by single family residences is located several
blocks eo:uth of the property under discuss3on between Main
Avenue and Vailey Vilay. )
29 The applicant's plot plan does not indicate any proposed develop-
ment for the narrow strip of property fronting on East Boone
Avenue, and the applicant has also indicated to the staff that the
proposed "Townhouse Apartment" development cannot be realized
until sometime in the future. The narrow strip of property fronting
on Boone coupled with the problem of providing public access to
adjacent properties surrounding the future apartment development
suggests reason for not zoning the reor portion of the applicant's
property. Therefore, the Planninq Commission recommends onlx
a400 foot lot depth from Pines Road be zoned Multinle Family
Suburban to allow dev elopment of the medical clinic at thi s time.

Cataldo Avenue has not been dedicated west of Pines Road, and
the PlarininQ Commission recommends that a fiftv (50) foot ric{ht
of way be dedicated for publitc access for the entire 650 foot
lenqth of the subiect propert~. It is possfble that an adjacent
property owner would jain the applicant in dedicating one-half
(25 feet) of the Cataldo rlght of way; however, if the neighboring
property owner objects to the dedication, then the entfre right of
way should be dedicated by the appl,icant.
