buildina containina two motel rental units is located within the proposed sixtv
foot riqht of wav and will not have to be moved until such time as the road right
of wav is opened for use.
A. Reasons:
1. The Comprehensive Plan indicates commercfal land use for the
property in question as it is located between Sprague Avenue and
the Chicago, Nlilwaukee, St. Paul and Pacific Railroad right of
way.
The property fronting on Sprague Avenue is presently being used
as a service station-garage combination, grocery store t and
apartmento To the rear of the service station are units of the
Wagon Wheel Motel and Trailer Court.
2. Existing land use is as follows: To the south - Chicago, Milwauket
St. Paul and Pacific Railroad, Rice's Meat Packing Piant, and open ~
agricultural land; to the west - open agricultural land and four
residences; to the nortn - Builders' Bargafn Supply and open agri-
cultural land; and to the east - open agricultural land, two
residence s and Urnamental Iron VVork s store.
3. The Planning Commissfon recommends this zone chanqe be subject
to deeding the necessary road right of way along the railroad
tracks, located south of Sprague Avenue, for the purpose of
providing future access and traffic circulation in the araa.
