The property bordsrs a large Manufacturing zoned area to the west, aMining Zone Class III to the south, an Iigricultural Zone to the ea st and north..-^.s no minf nq operati on i s anticipated for the property in quastion, changing the Nining Zone Class III area to Manufacturing would be a logical extension of the existing Manufacturing zoning and bring the property mora in line with the proper zoning cla s sification . 2. The Comprehensive Plan indicates heavy industrial land use for the area west of Coleman Road and south of Broadway. Light industrial land use is indicated for the area between Coleman and Park Road lving south of Broadway. However, some of the light industrial area had been zoned "Manufacturing" and "Mining" prior to the preparation of the Comprehensive Plan. Surrounding land use to the north and northeast across Broadway is developed residentially (single family residences and traiJ.ers on individual lots) and some commercial establishments locat ed close to the Broadway Interchange.
