Planning Cornmissfon Recommendation: Approve for Lot 24, Block 10, of
E a stwood Addition onlv o Delete Lot 1, Block 9; Lot 1, Block 10; and all Lot 1,
Block 11,
A. Reasons:
1 o Properties fronting on East 4th fivenue between Fancher and Koren
Roads face north into the Spokane Valley Freeway and are directly
affected by it. The area in question is largely developed with
six single family residences; however, Lot 24 of Block 10, East-
wood Add3tion, is vacant. The principal sponsor of this applica-
tion wants to locate a trailer on Lot 24 to live in as his residence,
and the Commission feels this would be a reasonable use of the
vacant loto Other properties vvithin the proposed zone change
area are presently developzd or partially developed with single
family residences and might be detrimentally affected if trailers
were to be sandwiched in between them o
2. A predominant single family residential neighborhood exists
directly south of the area in questionQ The Commission recognizes
that this single family residential area should be maintained by
the established Agricultural Suburban zoning. However, the
Commission feels properthes fronti,ng on 4th Avenue facing the
Freeway could be developed, or redeveloped, by uses allowed in
the Multiple Fami:y Suburban Zone at such time any property owner
would have a firm development proposal,
