Gentlemen:
Twi.sh to present a protest of any approval of a Zone change from Gbmmerci.al
to Asstricted Iridustr3.a1 on property at Trent Road, Dora Road and Bradley Road,
se proposed by isr. James H. Weber.
Ny concern is principall,y with Dora Road, wriich at this point ends in Trent
Road tothe south, and Mansfield Ave* to the north, and with two numbered bloclte
b;xt no intersection between. Facing on Trent on t he east side of Dora is a
huilding used for naany yesrs and until 1965 as the Marvel Maple Shop, a reta3l
furniture store, and only recently converted to office space. On the west side
of Dora at Trent is the vacant tract on which Njr. t-teber proposes to builal an
industrial plant for the manufacture and sale of pick-up campers. The remaJ.nder
of Dora here is developed With seven homes on each side northward, each with
some 100 foot frontage, and with three homes on Mansfield, fcjr a total of 17
homes. The homes were constructed from one to twenty years ago, wn.th most in
the 8 to 15 year eategory. Axt attractive appearance of yard and dwelling is
maintained, and none of them are in a,W form of run-doym conclition. Pride of
ownership is evidenced here. The homes cost zn the range of $15.,000000 to prob-
ably $35,p000.00s and most are in the ha}ads of original owners, none believed to
have been past the second owner.
Through the picture window in onr ]3ving roomj, from mW favorite lounge chairs
I can see the tract in which Mr. Weber zs interested, presently undeveloped, but
covered with natural ground cover. Also beyond is Mr. F'isher's pcrtioa of Tract 7s,
origina].ly a planted park surrounding his home, tut stxll with a pleasant 4D pear-
ance• This tract is also zoned CommercJa7., with a proposed change to Restricted
Industrial. The encroaclzment of indnstrial plants nearbys not mach over 100 feet
away, and withia easy view of rrV front windaw wculd certaialy tend not only to
reduce the resale value of mW home but would also detract from the pleasure I
deriv+e from mW own honae• It =tld seem likely that aty reduction in restri.etions
in the zoning would permit a higher sale pmce for the land so reduced, with a
resulting reduction in the values of the adjacent residential property. The
portion in which Kr. Weber is znterested ha.s been on the market for many years
as commercial property, and it seems that it is only wz.th a pvoposed reduction
to manufacturing nsage that it is aow aubject to sale. If the portion of Tract
?were likeWise reduced, it zs not now kaown to what undesi.rable usage Zt mZght
be placed, inconsistent with t he surrounding single fami].y residential nsage
now found here.
Mr. E4'eber appeaxs to be a successful busineas man, producing s saleable
product. The development snggested by hzm rnight fit in well wnth the surround-*
ing properties. Howevers it could deteriorate substantial.ly also in the ervent
he went out of businese., mergeds or sold out to move to a more suitable spot

residential section shotild be permitted to be devaluated by the granting of
permission to change the zvning on adjacent property from Ommercial to

Gentlemen:
You recently denied the petition filed with you by Mr. James
Weber to change the zoning in Dora's subdivision, Block 2,
Lots 8, 9 and 10.
We now have received a notice stating Mr. Weber is again
asking this zone change. At your March 7th meeting, we
strongly urge you to again cleny this zonl.ng change to protect
our home from being devaluated.
#1. The loan value would be greatly reduced.
#2. The proposed change would perait manufacturing that
would not be desirable near a residential area.
#3. We own 9 ft. of lot 8 and do not wish our own property
changed.
#4. Mr. Weber knew ghen he purchased this propertg, he
cbuld not do manufacturing un.der the present zoning.
In view of the above we again urge gou to deny the proposed
zone change.

Planning Commission Recommendation: Deny for the following reasons:
(The motion to deny carried by a three to one vate.)
A. Reasons:
1. Property owners of the 14 residences on Dora Road between Trent
Road and Mansfield Avenue are, in general, opposed to the
Restricted Industrial Zone because of its broader range of
industrial uses. Their position is; 1) That the Restricted
Industrial zoning would increase the probable detrimental effect
from future industrial development of the subject property, and
2) That the Restrlcted Industr,lal zoning in itself would tend to
devaluate their residential properties. The Commission members
voting (with one dissention) aqreed with the residential property
owners ` position.
B. General Data:
1. Location: Section 12, Township 25 TV., Range 43,EWM.
Lots 8, 9, and 10, Block 2 of Dora's Sub-
division, including vacated alley; also that

Gentlemen:
On Thursday, January 26, 1967 you are havinng a hearing on a
petition presented to you by James H. Weber concerning a zone
chaxige of the f oll owing prop erty :

of tract 7 of assessor' s platt #1 lyi.ng south of a line
which is an extention of the north line of lot 8, Block 2 of
said Dora's Subdivzsion.
I strongly protest this proposed change from commercial to
restricted industrial for the following reasons.
No. 1. My home is connected to lot 8, Block 2 Dora's Sub-
division and in fact I own nine (9) feet of said lot 8. I
have not asked for nor do I want my property changed.
IVo. 2. I believe this zone change will lower the value of my
home along with the homes of my neighbors.
No. 3. I believe if Mr. Weber wishes to start a manufacturing
plant next to my home, he should purchase mp hogte also since
I am the one being hurt the most.
Again I wish to emphasize; "I wish the zoning to be left as
