reasons.
A. Reasons:
1. The property has been developed as a trailer court, and the
Multiple FamiIy Suburban zonfng would bring the court in ].ine
with the proper zone classification as it is naw zoned Restr.lc#ed
Industrial. The Planning Commission notes that the exf sting
trailer court abuts industriai development fronting on Dishman-
Mica Road and residentfal development to the east.
2. Trailer Courts are not now permitted in the Restricted Industrial
Zone; however, they were permitted prior to February 13, 1963.
The applicant had applied for and received a"Land U se or
Structure Permit" for a trailer court on 1Vovember 5, 1962. There-
fore, the court was legally established but became "non-
conforming" on Febrt3ary 13, 1963,o
3. The applfcant has purchased property directly south of his
existing trailer court and wants to expand his faci].ity into that
area. Also, an approved preliminary plat, "Lila and Connie's
Mobile Home Park" (PE-636-66) Is on file with the Planning
Commfssion for the balance of the property between 6th and 8th
Avenues and between Dishman-Mica Road and Farr Road. This
proposed mobile home plat will also be advertisized for Multiple
Family Suburban zoning after the final piat has been filed.
