A. Reasons
1. The pcoposa►l would co.nstitute a clea~ case of apot zoninq,
Surrounding uses are residential. ~ elementary schooi is imme-
diately to the north. Surnoundinq zoniag is Agricultural to the
norEh and ea st Agricultural Suburban to the we st, and Multiple
Famlly Suhutban to the south.
2. The a,lication_deals wtth a".prob " ro„pert„X. In 1945 a
building permit wa s i s sued for an auto repair and cabinet shap on
the property to a Rayrnond Diok. In 1947 the property was aoned
Agriculttsral. In 1954 the property was acquired hy the P. & B.
Construetion Corapaay (convtruCtion contractors) and used by
them until the Fa11 0f 1953. The property has been unused since
that time. The Ordtnance pravides #hat a non-conforming use
loses the righ# to contLnue the uae lf abandoned for a geriod of at
least ona year.
In June of 19 6 6, t,he Zoning Adiu stor deried an appUcatlon for a
varfance ta allow #he use of the property as a contractor's yard
(the Agdcuitural Zcne requlres 4.5 acres for a contractar's yard).
The present applicant bought the property after the dendal by the
Zoning Adiustor and should have been aware or rsade inquiry as
to the zoning status a€ the property.
3. Nlore appropriate use shcwld be made cf the property~ Property
#mmedtately to the south of the applicant's property i s zoned
Multiple Fara.ly 3uburl'an. Tbe Planning Commission feels that
"business" uses permitted in the Multlple Fara3ly Suburban Zone
are tbe only "butsine s s" use s whtch could be pernifited on the
applicant's property withaut serious3y affecting the surrounding
` school and residenfial properties. The requested "Local Business"
zoninq al.lows too many objectionable commercisi uses for this

c. Estimate of annual sales needed to support each establishment;
d. Location of and distance from nearest competitive facilities;
e. Estimated market area of establishments within area proposed to be zoned
(indicate on a map showing the vicinity of proposed zone change); and
f. If e stimated market area include s competitive facilitie s, indicate
percentage of sales expected to be received by proposed facilities.
3. Furnish a letter from a Title Insurance Company, showing the property,owners
of record, their address, within 400 feet of the exterior boundaries of subject
property.
