The above-entitled matter coming on regularly for hearing before the Board of County
Commissioners of Spokane County, Washzngton, on thls day, and Zt appearing to the
Board that the Spokane County Planning Commisslon has given due notice of the hearing
on the matter in the manner and for the time provided by law; that sald Planning
Commission has held a public hearing as required; and that the sald Planning Commission
concurrs in the plan to zone the following described property as:
COMDKERCIAL
Beginning 30 feet south and 30 feet east of the NW corner of Section 23, thence
South 191.2 feet, thence East 123 feet, thence Nor-th 51.2 feet, thence West 10
feet; thence North 140 feet; thence West 113 feet to the Point of Beginning.
Section 23, Township 25 iV., Range 44, E.W.M. Spokane County, Washington.
NOW, THEREFORE, BE IT RESOLVED, that the above-described property be, and the same
is zoned under the classifi(.ation of COMMERCIAL as defin.ed in the Zoning Ordlnance
of Spokane County, adopted August 25, 1953, as amended.
pPTD FURTHER BE IT RESOLVED thdt any development on the above-descrlbed property shall
be subject to the following (onditions:
1) Access permits for the project shall be obtai.nad from the Spokane County Englneer's
Office.
2) Improvement of Sprague Avenue along the project perimeter to Spokane County road
standards. Improvements to Ynclude cement concrete sidewalk.
3) Improvement of Evergreen Road along the project perlmeter to Spokane County
Road Standards. Irnprovements to include curbing, sidewalk, drainage control and
paving to the existing pavement.
4) Any portion of the project which is to be occupied or traveled by automobiles
shall be maintai.ned in hard surface paving.
5) An on-site storm-drainage systems shall be approved by the Spokane County Engineer's
Office prior to release of building permits for the project.
6) The applicant shall submit a more detailed development plan for the site prior to
f3nalization of ZE-53-77. Such a plan is subject to the appYOVal of the Spokane
County Zoning Administrator.
7) All areas not occupled by buildings, paxking, paved roadways shall be landscaped,
planted and mai.nta-Lned in appropriate turf and shrubbery. A landscape plan,
planting schedule and provisions for maintenance shall be approved by the Spokane
County Zoning Administrator prior to release of building permits.
8) Approval of sewage dl.sposal facilities by the Spokane County Health District.
9) Provisions shall be made for fire hydrants in accordance with the requirements of
the Spokane Valley Fire Marshal.

Planning Commission Recommendatlon: Approve to the Commer :tal Zone, subiect
to the followinct conditions: (Vote was unanimous.)
A . CONDITIONS:
1. Access permits for the project shall be obtained frcim the Spokane
County Engineer's Office.
2. Improvement of Sprague Avenue along the proj ect pe rtmeter to Spokane
County road standards. Improvements tfl inciude ce nent concrete
sidewalk.
3. Dedication of the west five (5) feet of the advertised property along
Evergreen Road for rlght of way purposes.
4. Improvement of Evergreen Road along the project perlmeter to Spokane
County Road Standards. Improvements to includ8 curbing, sidewalk,
