Planning Commission Recommendation: To Deny without Preiudice.
(Byrne abstained from vottng as she had not heard the prevlous testimony
on the ttem. 4 vated yes. )
A. REAS4ATS:
11 The Pianning Commtssion concluded that the extenslon of industrial
uses north of t ontgomery Drive would be incompatible wlth the
resldential uses to the north; lnconsistent with the Planninq Commis-
ston's zone chanqe actions of recent years for properties along the
north side of Montgomery Drive; and inconsistent wlth the Spokane
Reqional Camprehensive Plan.
2, The Commtsslon noted that a twenty (20) foot landscaped earth berm
was required alonq the north property line of tbe Round-Up Grocery
Site, (the south rtght of way line of Montgomery Drive), to provide a
landscape buffer for the residential uses north of Montqomery Drlve.
The Planning Commisslon has recommended that lndustrial devetopment
in this area be restrlcted to properties lying south of 1Vlontgomery
Drlve, south of the estabitshed buffer area.
3. The Commfssion has suggested that the Plannlnq Staff and the
home owners of the area meet and dlscuss the posstbllity of Industrlal
Zoning extendinq north of Montgomery Drive.

Introduction: The State Environmental Policy Act of 1971, Chapter 43.21C, RC'rrV,
