We estimate that 50% of these will leave the area for lunch, creating a total of 450 vehicie trips per day for employees. Customers of building tenants will create a varied number of vefiicle trips per day according to the type af business ar service offered. Based on experience of a slmilar building, we estimate between 250 and 500 vehicle trips per day for customers. This works to a total of 700 to 950 vehicle trlps per day. 13b. Parking for 178 cars will be provided on site. This should be sufficient to serve the development. 13c. Minor alteration to clrculation patterns and transportation systems &d. may occur from persons who change their routes to service and/or usQ the facllities housed ln the building. Mission street will have no parking in the immediate vlclnity of the building, and will be improved along the property line of this property. The intersection currently has stop lights. 13f. There will be approximately a 6% lncrease over the current 16,640 car per day traffic count on PTnes Road at the intersection. Mission has approximately 2,300 cars per day at present. Sidewalk and curb will be provided aiong Mission. 14a. The nearest f1re station is approximately 2;4- miles from the site. This station has equipment capable of reaching a seven story building. No problems with fire protection are anticipated. Zhe building will be equipped with sensing and alarm devices, and w111 have minimum one hour separation between the various offices within the building. The building is type I construction. 14b. The building will have only one primary entry. They are sited in such a manner that all sides can be viewed without an officer leaving h7s car. Surrounding parking areas, as well as the buildings w311 have security 1ighting. Al1 windows will be sealed and will be thermopane plate glass, preventing any easy entry to the building. Any financial institutions will have alarm systems. No significant impact on police protection is antlcipated. 14c. NONE &d. 14e. The improvement to Mission Avenue should offset any increased road maintenance which might be required. 15. The building will be heated by a gas fired hot water boiler system, and will have domesttc hot water for restrooms and some tenant facilities. It is estimated that 50,000 to 55,000 therms of natural gas will be required for this complex each year. Based on current consumption in a similar complex, the electrical usage is estimated to be 1,100,000 killowatt hours per year. . ~ , 16. Power and natural gas lines will be brought to the building, as well as telephone ]ines, water supply and related. Storm water runoff will be handled by on site catch basins and drywells. Sewage wi11 be disposed of by use of a sewage treatment plant installed to health department specifications on site. Solid waste (not compacted) in the amount of 3 cubic yards (estimate base on comparable building) wi11 be removed by local garbage companies weekly. 18. Aesthetical]y, the buildings will benefit the area, as the architectural design will tend to offer a pleasing view. In so far as possible, existing trees will be maintained and retained, and substantial additional plantings will be installed. Parking areas will be screened and liberally landscaped. 19. This project is an office structure. Employees will be primarily from existing pipulatlon, so it is not anticipated that recreational facllities wi11 be impacted. 20.
