We would like to have the option of removing #he existing fence-on the west side of
the property (11'801 E. Sprague, Spokane, WA) due to the fact it has been
destroyed over the years, by time and conditions. We are proposing through a
change of conditions that a cyclone fence with decorative slats be placed along the
north property line to block out any light that shines through to the north residents.
We own the fence that, is in question.

Due,to -the recent development of B.J. Auto leasing, the property due west of B.J.
Auto ( 11801 E. Sprague, Spokane, WA the request of putting a fence 75 feet
down the northeast side ~of 11801 E. Sprague, property would be an encumbrance
to the business owners- that are trying to utilize the property. We wou(d like the
option of;postponing the installation of,a fence at this time until~the tenant's change

The current fence is made of cement block that doesn't have the durability or the
aesthetic value of better products made today.
We as tenants do not wish to use this type of cement block,fence because it does
not provide the security that a cyclone fence does. We recenUy had a 27-foot boat
stolen from our business, and feel that had we had the proper fencing, we would
not have had this problem. We as landlords do not, wish to use tliis type of fencing due to the fact the,children
climbing,on and abusing this,fragile type of fence have destroyed it. We feel that a
cyclone fence with decorative slats would be a much better product, which also
does a' better job,of keeping the-,car lights from the residents on the north side of
the property, which was- the intent of this condition (Item'#4 - above) in 1978.

We realise that this develo_pcnent is on Spacague Avenue, and
we have no objection. However, it extends narth t,o abut on the
residential area including our home. Our concern is that this
intrusion Kill extend itself further into the neighborhood and
seriously deporeciate our home values artd, mose impartant, impose
a cam,pletely incompatible envir.onment on the neighbaachood.
If this rezoning is grantedo we respectfully request that the
i'lanning Commission establish a def9.nite boundary at Riverside as a
limit for further rezoning. Any further i.ntrusion is pa.tently unfair
to the home awners of this neighborhood.
