INTRODUCTION This matter having come before the Examiner Committee on March 15, 1979, and the members of the Committee present being Eldon Thomas, Chairman, Jane Myers, and Glenn Quigley and there being the following persons present who wish to request approval of a Zone Change; Dr. Phillip Rudy for a Zone Change, Residential Office to Local Business for the purpose of profesional offices and retail shops. B. FI_NDINGS OF FACT 1. That the existinq land use in the area is residential, and office buildings. 2. That the Comprehensive Plan designates this area as appropriate for residential development and area under study. 3. That the existing zoning of the property described in the application is residential office. 4. That the provisions of RCW 43.21C (The State Environmental Policy Act) have been complied with. 5. That the proper legal requirements for advertisement of the Agenda Item have been fulfilled. 6. That this proposal is not in conflict with the provisions of adopted regulation or intent of adopted policies. 7. That the land in this area is suitable for the proposed use, or uses within the proposed Zone Classification. 1 ` ^ile No. ZE-1-79 8. That the proposed use is compatible with existing uses in the area. 9. That the owners of adjacent lands expressed neither approvaf nor disapproval of the proposed use. 10. Rudy Microcosmic Comprehensive Plan" for the Argonne-Mullan couplet between Mission on the north and Sprague on the south. I have included a colored-in map of the various zonings that are in force. Also included is a map that shows zoning that I feel would be compatible for the highest and best use of the land in the Argonne-Mullan couplet and land areas adjacent. I feel Residential Office zoning is the best use of the land bordering the Single Family Residences when you take into consideration Next-Door-Neighbor-Compatibility.
