REASONS: 1, The Commission, in reviewing the established land uses and previous zoning actions along Pines Road between the Milwaukee Railroad track: and 16th Avenue, concludod that the Local Business Zone classiflc,-_`` _ would be inappropriate for the advertised property. 'When we first moved to this location in the early 60s, the area consisted of single family residences= as time progressed, dup- le$es and a multiple fa.mily development followed a short time later. The next change began to take place about two years ago, if I remember correctly, when a few zoning changes were granted for residential office on Pines. We t hought when we began t o purchase our property that al_tho Pines Road was a state highway, that the basic trend or pattern for our immediate neighborhood was residential in character. I have never registered any formal objections to the changes until_ this time. It is my belief that if any further tendencyr to permit commercial types of occupation, including the present request for change to local busi- ness, that the original residential atmosphere of our neighborhood can not help but be degraded or destroyed. It is my humble opinion that if additional local business or commercial zoning is needed in our general area that it would be far easier on the residents to pick another location where the ciose pro- perties have not alread.y been developed and invested in as residences. As I am noy sure that I will be able to be present at the time on the 13th that this request for zoning change comes before the Planninir Commission, clease let t,ie record show objection from this concerned a_nd I think involved close property owner.
