The proposal is located approximately in tho SE 1/4 of the SE 1/4 0#
Section19, Township 26N., Rringe 43 E.W. M. fronting North Division
Street. ThE proponent is requesting that 2.15 acres of land currently
zoned agricultural suburban be rezoned to commercial to allow the
construction o# an office complex. The site is on relatively flat terrain
and is currently covered by opon soil and scattered clumps of Pnnderosa
Pine.
The staff review indi cated only one pQtential area of impact concerning
this proposal and this involves the gencratloa of addLtional motor vehicle
traffic and Lhe secondary lmpacts associated therewith. This wa! ld
fnclude such impacts as incroased air pollutant emissions, increase in
noiso over existing lovels, and increased public sa#ety hazards due to
automobile accidonts. T'hese Qotenttal lmpacts stam primarily from the
exi sting high traffic volume and relatlve congestfon on North Division
Straet. It is estimated that between 180-200 vehicle trips per day will
be ganerated by this complex. Due to this low volume of incraase, and
its proximity to a major arterial, these impacts are not considered
siqniftcant.
The conclusion of the review of this envfr-nmental checklist is that no
slgnif icant environmental impacts wf !1 likely result from the proposal.
Therefore, it is recomm3nded that a Declaration of Non-Significance be
