Commercial Zone, in conjunctiAn with the conditions of approval.will
assure compatibility of the project wfth adjoining land uses.
IVOTE: Manufacturing and processing are prohfbited in the Commercial

cial. The proposal is located approximately in the NE 1/4 of SE 1/4 of Sec-
tion 4, Township 25 AT Fcange 44, E. W. M., west of Cement street between
Empire Way and Portland Road.
The staff review identified three potential areas of environmental impacts.
The first invol.ves generatfon of additional vehicular traffic and the secondary
effects associated therewith. These would include increased congestion on
adjacent and nearby travelways, increased air pollufiion (especially carbon
monoxide and suspended particulates), incre3sed noise Ievels, and increased
publfc safety hazards from trafffc.
A secand potential environmental impact cnnsidered was the increasrd demand
on public services and utilfties. The primary service demands involve police
and fire protection. AII publfc utilities would be involved, however, includ-
ing extension of utility lines (power, natural gas, water, telephone) and the
provision of suitable long term sewerage, storm water runoff and solfd waste
dispo sal systems.
Since a portion of the 40,900 square foot site will be covered by an impervious
surface, storm water runoff wfll be collected 3nd injected via dry well into
the subsurface. Rather than being allowed to evaporate back into the atmos-
phere, a s would be the ca se under natural conditions, the contaminant laden
wastev►•ater will percolate downward to the aquifer. Same filtering of conta-
minants will occur, but the quality of water reachfnq the aquifer cannot be
determined at this time. Nevertheless, this is not considered a significant
impact for this small pmposal.
