Donald R. johnston in behalf ^f Mr. Blaine A. johnston, for a zone change from the Agricultural Zonc tt-) the, C-;mmercial Z,?ne for commercial offices. ThE staff rcview identifiec threE potential are3s of environmental impacts. The first involves generation ^f addition31 vehicular traffic and the secondary effects associated therewith. These w-Duld include increased congestion on adjacent and nearby tr3velways, increased air pollution (especially carbon monoxide and suspended particulates), increased n,:)ise levels,and increased public safety hazards from traffic. A second p~tential environmental impact considered w3s the in creased demand on public services and utilities. The primary servicc demands involve p^lice and fire protection. All public utilities w-)uld be involved, however, including extension of utility lines (power, natural gas, water, telephone) and the pro- vision of suit3ble 1^ng term sewer3ge, st~-Irm w3ter runoff and solid w3ste dis- posal systems. Since a portion cf 1.9 acre site will be cDvc_,re,_4 by an impervious surface, storm water runoff will be collected anc' injected via dry well into the sub- surfacc. Rather th3n being allowed to evaporate back into the atmosphere, as be the case under natural conditions, the contaminant laden waste- water wiil percolate downwarc: to the aquifer. Some filtering of contaminants will occur, but the quality of water reaching the aquifer cannot be determined at this time. Nevertheless, this is not cansidered a significant impact for this small proposal. The conclusion ~)f the review ^f this environmental checklist is that no signi- ficant environmental impact will result fmm the proposal.
