SCOTT, P.E., DIRECTOR February 24, 1998 RE: Pinecroft MHP - 11920 East Mansfield Road, Parcel #45094.6001 Dear Mr. Meyer: In response to your inquiry regarding the land use approvals for the referenced property we have found that the manufactured home park was approved by several actions: Special Use Permit - SPE -18-58 Conditional Use Permit - CUE -99-69 Rezone to Residential Mobile Home Zone - ZE-9-70 The basis of these actions lead to a total of 140 spaces being approved for development. In 1991, Spokane County implemented a new Zoning Code which redesignated the zone classifications in the county and also modified the development standards of manufactured home parks. The site is presently zoned Urban Residential -7 (UR -7) which permits manufactured home parks. A specific, updated site plan has not been submitted with your request therefore the Planning Department cannot determine whether the park, as presently developed, meets the current development standards of the Zoning Code for parking, landscaping and other development standards.
