Please find enclosed a copy of those standards that are applicable in conjunction with those Findings and Order which were handed to you at our meeting on May 3, 1983. Standards as prescribed in Chapter 4.07 of this Title. 4.24.110 Mobile Home Park a. Zone Permitted: Local Business b. Conditional Standards: 1. 75 percent of the stalls in the mobile home park shall have a minimum area of at least two thousand five hundred (2,500) square feet. The remaining stalls shall have a minimum area of at least two thousand one hundred (2,100) square feet. 2. 70 percent of each mobile home stall area shall be left in open space. 3. Each mobile home stall shall be a minimum of thirty-five (35) feet in width. 4. Minimum spacing of mobile homes side by side shall be not less than twenty (20) feet; end to end shall not be less than ten (10) feet. 5. No mobile home shall be located closer than twenty-five (25) feet from any existing public right-of-way and not less than ten (10) feet from any property line. b. Every mobile home stall shall have one off-street parking space of not less than two hundred (200) square feet in area. Such parking space shall be provided either within the stall space or elsewhere within the mobile home park, not further than two hundred (200) feet from each stall. 7. Each access road shall connect with a street or highway; and have a minimum width of not less than twenty-five (25) feet and shall be well marked in the daytime and adequately lighted at night. 8. The mobile home park plan must be submitted to the Spokane County Planning Department staff for review of the design in relation to traffic points of access and egress. 9. All areas used for access and egress, parking and circulation, shall be paved in a manner and standards prescribed by Spokane County. 10. All areas other than access and egress, parking and circulation, and service buildings shall be completely and permanently landscaped. 11. Surfaced and lighted walkways shall be provided to all service buildings. 12. Each mobile home shall abut on a driveway or other clear area with unobstructed access to a public street. rile No. ZE-159-79 SPOKANE COUNTY HEARING EXAMINER COMMITTEE FINDINGS AND ORDER A. INTRODUCTION This matter having come before the Examiner Committee on November 20, 1979, (being a continuance of the November 15, 1979 hearing) and the members of the Committee present being Eldon Thomas, Chairman, Jane Myers, and Ted McCoury and there being the following persons present who wish to request approval of a Zone Change; George Renner for a Zone Reclassification, Agricultural to Residential Mobile Home for the purpose of a mobile home park and use of existing dwelling units as rentals. B. FINDINGS OF FACT 1. That the existing land use in the area is residential. 2. That the Comprehensive Plan designates this area as appropriate for residential development. 3. That the existing zoning of the property described in the application is Agricultural. 4. That the provisions of Chapter 43.21C RCW (The State Environmental Policy Act) have been complied with. 5. That the proper legal requirements for advertisement of the Agenda Item have been fulfilled. 6. That this proposal is not in conflict with the provisions of adopted regula- tion. 7. That the land in this area is suitable for the proposed use, or uses within the proposed Zone Classification. 8.
