Reasons for approval:
1) An on-site investiqation was made.
2) The applicant is requesting a two -car garage to be located 4 ft. from the
East property line.
3) There are other properties within the immediate neighborhood having similar
rights and privileges.
4) The property adjacent to the east is vacant.
5) It is noted that the subject property and adjacent properties have frontage
along the River and thereby residential uses are beinq located toward the
river with accessory structures (garages) being located toward the street.
The Zoning Adjustor concluded that development of this adjacent property
would be away from the applicant's proposed garage and therefore, no infringe•
ment of property rights will occur.
G) The subject lot is irregular in shape in that the east property line is at an
angle with the narrow portion of the 'lot being along the street. The propose
garage would be located 4 ft. from the property line at the northeast corner
and greacer than 5 ft. at the sourtheast corner.
7) Authority for this action is granted under Section 4.25.030 (1) of the County
Zoning Ordinance. -
