Fire Marshal's requirements.
d) Environmental R view:
The staff recommends that a Final Declaration of Non-Significance
be signed by the Board of County Commissioners.
III. LD-NDLUONS
If the Planning Commission approves this request, the following conditions
should be considered:
a) Compliance with all requests stated under lipPC:ific Findings above.
b) Improvements shall be in substantial conformance with the plot plan
on file.
c) A landscape plan showing specific detail and accompanied by a
performance bond shall be approved by the County Zoning Admfnistrator
prior to building permit issuance.
d) That the provisions of SEPA's Notice of Action pursuant to 43.21c.080
R.C.W. and the Board of County Commissioners Resolution #77-1392
be accomplished by the applicant within thirty (30) days of formal
action by the Board, as instructed by the planning Department staff.
e) That, if after one year from the date of the Planning Commission's
action, the applicant has not received final adoption of the zone
change, the application fs void.

This office would not oppose the rezoning of these parcels but would advise the
applicants that future controls on Sign Route 27 (Pines Road) could restrict access
to right turn only movements along Sign Route 27. 1'his office would also advise
applicants to consider all access onto Pines via existing county road system
inasmuch as the multitude of present accesses have caused traffic operation
problems. If unable to comply with this restriction, all access onto Pines must
be applied for through the Department of Transportation.
