Spokane Valley, WA ' Mr. Lown: I have been asked to perform a structural evaluation of the two car garage addition on the north side of the residence listed above. The observation was performed in the afternoon of Jan 10, 2012. The garage is an addition to an existing residence approximately 37' x 28' with two 10 -foot garage doors on the west and a 10 -foot garage door on the east which accesses the backyard area. The north side has a 5 -foot window and the south shares a common wall with the existing residence. Per your information this construction was completed roughly 10 years ago. The garage footings are 12" W x 6" Thick (visually confirmed) with a 6" concrete stem wall. The footing and stem wall dimensions meet the requirements of the International Residential Code (IRC) for supporting a roof only structure. The common wall on the south appears to be the existing basement for the residence which is capable.of supporting the additional roof load. The new construction footings appear to be bearing at.dr below the'24-inch minimum frost depth requirement. The new construction walls are 2x4 studs spaced'16-inches on center. The sill plate is pressure treated 2x4 and is strapped to the stem wall at a maximum of 72". There are straps within 12 - inches of the comers of the garage. The inside of the walls are exposed and reveals that APA Rated OSB sheathing was attached to the exterior of the new construction. This type of construction is adequate for both bearing and shear forceresistance. The roof system,is constructed withpre-manufacturedwood trusses spaced at 24" oc. The trusses bear on a double top plate. There is blocking between the trusses but the trusses do not appear to be clipped to the top plate. The typical headers appear to be a minimum of (2)2x6 and the garage door headers appear to be a minimum of (2)2x10The headers all appear to be adequate for the applicable loads. The roof is sheathed with APA Rated OSB sheathing. 2528 N. I do recommend adding Simpson H2.5A or I -12.5T clips to tie the ends of the truss to the double top plate and if not already present providing a double stud under the ends of the girder trusses. This can be accomplished by sintering an additional stud to the existing stud and nailing with 8d nails at roughly 6" oc. The girder trusses arc double trusses that occur in two locations roughly 8 -feet in from the east/west walls of the garage.
