Sinto Spokane Wa 99216 Subject: Yowr Request to Consider a 39 Fnot Setback fram the Center Line of the Woodlawn Road Right of Way Your letter, accompanying your appcal of my decision is essentially a request for me to consider a garage width of approximately 28 feet, as opposed to the approximately 23 foot garage dimension which I approved. In approving an approximately 23 foot wide garage, I used a 16 foot door and a generous 2 foot space from finished door to chimney on the east and an approximately 2 font space from the finished door opening to the interior west wall. I noted that I had some flexibility to consider varying the width slightly, with respect to one or two door choices. I have also learned, after talking with Crawford Door Company that about 1/3 of their door installarions now are substituting an 18 foot door for a 16 foot door and 9 foot doors for 8 foot doors. Giving you the maximum benefir of the doubt I have sketched OuC 2 north elevations of the front of your proposed garage. I have accounted for the door swings of cars being aided by the vehicle parking south of yo«r chimney and have allowed 8 inches from finished door opening to the chimney face, based on your site plan. I have allowed 3 feet 2 inches from the finished door opening to the interior of the west wall, thus allowing for door swing and approximately 12 inch shelving fastened to that wall. These yielded a 24 foot 1 inch ga.rage which in the case of an 18 foot donr and a 25 foot 7 inch in the case of thc; two y foot openings. Respectively this places the outside west wall oF the garage approximatPly 42 feet from the centerline of the roadway right of way for an 18 foot door and approxirnately 40 feet 6 inches from the centerline of the roadway right of way for the two 9 foot opening option. This is not quite as much as you have requested, but it is as liberal as I feel I can be and still stick with a relaavely normal2 car garage concept. I still cannot make any specific or special allowances for your hobby. If you choose to take the 25 foot 7 inch width and use only a 16 foot wide double door, you would have a considerable allowance for extra space on the west side of the garage, approximately 6 foot 6 inches from the finished door opening to the inside of the west wall. That is enough room for workbenches, cupboards, storage of lawnmowers, bicycles, etc. John Cornett July 15, 1992 Page 2 For clarification purposes I will approve a plan which shows,la garage width of as much as approximately 25. feet 7'inches from the-exterior oF your. house facing -and is approximately 40 feet 6 inches.from Lhe centerline of the roadway right of way, approxiniately 15 feet.b inches from, che property -and approximately 20 feet 6 inches from ihe street side edge oF the curb. If you are not able to work with these diinensions, .you will have to cany through- with - your appeatto the-Board of Adjustment. Plea.se advise us of your choice. If you choose not t ppeal, we ill return youx check -xmmediately.
