Planning Staff Recommcndatione Approvc to Residential Office Zone; subiect to the

A. CONDITIONS:
1. Dedication of a twenty (20) foot radius on the southwest of the
advertisod propcrty.
2. Iiaprovc;ment of Maxwell Avenue along thc projcct perimetEr to
';::okane County standards. Improvements shall include curbing,

1. Amend 4.25.030 f. (Authority of the Soard) to read as follows:
r. Waiver of Vlolations. Recognizing the fact that a bullding,
structure or fence may be erected in good faith with every intent
to comply with the provisions of the Zoning Ordinance in respect
to the location of the butlding, structure or fence upon the lot
and the size and locatlon of required yards, and that It may later
be determined that such bullding, structure or fence does not
comply in every detail with such requirements, although not
violating the splrit or intent of the Zoning Ordlnance, the Board
of Adjustment may issue a Waiver of Violatinn, subject to such
conditions as will safeguard the publlc health, safety, conven-
ience, and general welfare.
2. Amend 4.12.140 (Uses Permltted - Storage) to read as follovas:
4.12.140 Uses Permitted Storaqe. All material stored on property
located in the Manufacturinq Zone shall be fenced or otherwise
protected In such a manner as not to create a nuisance or endanger
or damage adjacent property. Inflammable liqulds and gases shall
be stored in underground tanks in accordance with unlform standards
prescribed by the State Fire Marshal and the Fire District concerned.
3. Amend Section 4.03.020 (Definitlons) No. 55 to read as follows:

Introductioxi: The State Environmental Policy Act of 1971, ChapCer 43.21C, RCW,
requues all state and local governmental agencies ta consider envi,ronmental values
both for their awn actions and when lfcensfng private proposals. The Act aJ:so requires
that an Enviranmental Impact Statement be prepared for ali major actians significantly
(and "adversely", as per V1TAC 197-10) affeeting the quality af the environment. The
purpose of thts checklist is to help the agencies involved determfne whether or not a
proposal is such a majvr action.
Please answer the following questions as completely as you can wfth the information
presently available to you. Please an'swer questions as "yes" or "maylae" if, in your
opinion, even anly slight impacts will result. The reviewers of the checklist will be
aware of and concem themselves wlth the deQree of impact, asking you for mare inforrna-
tion, if necessary. Where explanations of yaur answers are required, or where you
believe an explanation vvould be helpful ta government decision-makers, include your
