After cansideration of all available infonnation on file, exhibits submitted and testimvny
received during the course of the public hearing held vn September 13, 1989, and having '
visited the site, the Zuning Adjustor rendered a written decision on Septembear 25, 1989.
FINDINGS CIF FACT AND C(JNCLUSIONS
1. The proposal is described above.
2. The ada►pted Spokane County Camprehensive Plan designates the area of the
proposal as Urban. The proposal uses are generally consistent with this category.
3. The site is zoned Agricultural-Suburban, which allows the pmposed use upan
approddl of this application.
4. The existing land uses in the area of the proPosat inclt2de resideritial use on 7,000- ~
to 9,()00-square-fovt lots, all of which are ccampatible with the proposal.

6. The applieant has been made aware of'the rc;commendations ufvarious C'ounty
agencies reviewing this project and has indicated he can comply with those recocii rllend.ltions.
7. The applicant submitted a signed letter dated April l bth, ] yby to show the assent of
Mr. Tom Jacobson to the proposal. Mr Jacobson's property lies adjacent to the proposed
garage improvements.
8. The proper legal requirements for advertising of the hearing before the Zoning Adjustor
of Spokane County have been met.
9. The applicant indicated that most of the residences in the area have attached or
detached garages or carports. The curnent proposal is simply to allow a garage for one car,
and the separarion between completeci structures will remain over the 10 feet required by tht
Spokane County Zoning Ordinance.

From the foregoing Findings and Conclusions, the "Loning Adjustor Approves the
proposal, subject to compliance with the following
CONDTTIONS OF APPROVAL
The following conditions shall applv to the applicant, owner ancl sticcessors in interest
and shall run with the land.
1. PLANNING DEPARTMENT
1. The structure be built in accordance with the site plan submitted to the file, which
shows a 2.4-foot side yard setback.
II. DEPARTMENT OF BUILDING & SAFETY
1. The issuance of a building pernvt by the Department of Building and Safety is
required.
2. Exterior walls shall be of one-hour fire-resistive conswction with no openings in
the wall.
NOTICE: PENDING COMPLETION OF ALL CONDITIONS OF APPROVAL WHICH
NEED TO BE COMPLETED PRIOR TO PERMIT ISSUANCE, PERMITS CAN BE
RELEASED PRIOR TO THE LAPSE OF THE TEN (10)-DAY APPEAL PERIOD.
