Dear Mr. Creighton:
You requested a letter verifying the development potential for the above referenced
property located at 12150 E. Olive. The parcel is currently zoned R-3, which allows
single-family homes on Tots measuring at least 7,500 square feet and duplex units on
Tots measuring a minimum of 12,000 square feet (6,000 per unit). City Council is
reviewing your proposal to change the Comprehensive Pian land use designation to
High Density Residential and Zoning to MF -2. If approved, the MF -2 zone allows a
maximum density of 22 units per acre.
Spokane County Assessor's records show your property to measure 11,995 square
feet. Therefore, if the Spokane Valley City Council approves your Comprehensive Plan
Amendment and Zone Change, the development potential is 6 total units, subject to all
other applicable development regulations (i.e. setbacks, drainage, parking, etc.).
