2014, 08-26 Compliant LetterAugust 26, 2014 ATTN: City of Spokane Valley Permit and Building Codes -7 1>T L 114 rD 5 C oLYMP%c ► VL Our family has lived in our home at 5214 N. Bellevue Ct, Spokane Valley, WA 99216 for 21 years. We were away from our home this summer for two months — from mid-June and returned this past Friday, August 22, 2014. As we approached our street, towing our camper, we were aghast to discover that a new neighbor at the top of our street, whose home is actually on Olympic (E 14905 Olympic, Spokane Valley 99216) has built an enormous metal garage that completely overtakes our residential neighborhood. The two garage doors are so huge, they could easily accommodate semi -trucks (without the trailers), huge boats, even smaller aircraft. The height of this building is actually taller than at least three of the eight homes on our street, a quiet cul-de-sac. The height of this building is at least as high, if not higher than the other five homes. This building is the size of a building that one would ordinarily see on a lot with acreage. This building is not behind their home, it is placed on the side property which is actually along the access to Bellevue Court, a cul-de-sac. This building is so tall that the house next door's front yard is now completely in the shade, another neighbor can no longer see the mountains by Dishman Hills to the southwest from their living room and the house across the street sees nothing but the side of this building when they used to see a wide open view. Just turning down our street, Bellevue Court, now invokes an entirely different image of our once very residential looking street with green lawns and landscaping. We are concerned about the future ability to sell our homes. This building takes away the residential look of our street. What about our property values? Since this home already has an attached two -door garage, it appears this building will be used other than for residential needs. Our questions and concerns are: Does this building meet covenants and codes for our residential neighborhood? Can these people operate a commercial business at this location with the possibility of huge trucks, boats, etc. either parked on this property or along the street or even using our street? What recourse do we and our neighbors have? Can we qualify for tax decreases due to the deteriorating of our home values and appearance of our once spacious, quiet neighborhood? We appreciate someone looking into this and giving this the attention it deserves. We know that the city of Spokane Valley has advertised an easy building permit process in recent months, but certainly it wasn't meant to compromise the planning process and the effects that poor planning can have on a neighborhood.
