adjacent to Adams Road in the NW 1/4 of Secuon 23. Township 25, Range 44
PROFOSAL.
(1) The applicant requests a vanance to allow twenty-niae (29) 12' X 24'
garages to be constructed five (S) feet from the existing property line,
whereas Section 4 07 130 b 3. of the Spokane County Zoning Ordmance
requires a fifteen (15) foot setback from the flanking street ngbt-of-way

(2) Dunng the December 7, 1987 hearing it was found lhat oniy 60.79b of the
site was left in open space (free of buildings and structures) as a result of
the zone reciassification. ZE-39A-75, whereas Section 4.07.060 of the
' Spokane County Zoning Ordinance requires 659b. The addition of the
proposed garages would reduce the open space further, to a new, lower
percentage Thus an additional vanance is herein advertised.

NOW, THEREFORE, BE IT RESOLVED, that the oriqinal conditions of the zone chanqe
I:em 3 be amended to read as follows:
3) Apartment Densfty, Confiquration, and Buildinq Heights. The approved property
shall be developed in substantial conformance with the revised development plan
reviewed by the Planning Commis sion on November 14, 19 75; i. e., a two and
one-half story couct apartment proiect with perimetec units qrouped around an
interfor parkinq lot and recreation area. The total number of apactment units
shall not exceed 105 f formerlv 104L. At least 60 percent of the sit shall remain
in open space free of stcuctures and parkinq. The percentage of the site oovered
by buildinqs shall not exceed 13 percent. (Carports are not contemplated.) A
landscape plan for the project, including elevations for the buildinqs, shall be
submitted to the Commission for review prior to release of buildinq permits for
the pro j ect .
