Recommendations are as circled:
(1) Pursuant to the Board of County Corrmissioners Resolution No. 80-0418, the
use of on-site sewer disposal systems is hereby authorized. This authoriza-
tion is conditioned on compliance with all rules and regulations of the
Spokane County Nealth District and is further conditioned and subject to
specific application approval and issuance of permits by the Hea-lth Oistrict.
(2) The OwnEr(s) or Successor(s) in interest agree to authorize the County to
place their name(s) on a petition for the formation of a ULID by petition
method pursuant to RCb! 36.94 which the petition includes the Owner(s)
property and further not to object by the siqning of a protest oetition
against the formation of a ULID by resolution method pursuant to RCIJ 36.94
which includes the Owner(s) property. PROVIDEO, this condition shall not
prohibit the Owner(s) or Successor(s) from objection to any assessment's)
on the property as a result of improvements called for in conjunction with
the formation of a UL ID by ei ther peti tion or resol ution under qCl-J Cha;:ter
36.94.
(3) Any water service ror this project shall be provided in accordance with
the Coordinated GJater S_ystem Plan for Spokane County, as amended.
(4) There are no reconmendations concerning the method of sewaqe disposal as
the project is outside of tfie 201 sewer study area.
(5) Water service as approved by the Spokane County Health District and/or the
tilashington State Department of Social and Health Services.
(6) Each daielling unit shall be double plumbed for connection to future area-
wide collection systems.
(7) A dry sewer- connection to the future area-wide Sewerage System is to be con-
structed. Plans and specifications for the dry sewer connection are to be
reviewed and approved by the Utilities Department.
(8) Located within the Critical blater Supply Service Area but not within any
purveyor's district. May be serviced by an individual well owned and oper-
a ted by 1 ot owner.
(9) Any sewerage service for this project shall be provided in accordance with
the Comprehensive Wastewtaer Management Plan for Spokane County, as amendeci.

THIS MATTER, Being the conside ration by the Zoning Adjustor of Spokane
County, in hearing the application (VE-51-84), for the purpose of a sign
variance, hereinafter referred to as the "Proposal", and the Zoning Adjustor
of Spokane County having held a public hearing on April 25, 1984 and having
fully considered all testimony presented thereat, and further having visitec!,
the site and vicinity in question, and having rendered a decision on the 9th
day of May, 1984, APPROVING said proposal , does hereby make the following:
FINDINGS OF FACT
l. That the proposal is generally located on the southeast corner of
Val 1 eyway and Pi nes i n Secti on 15-25-44. Parcel #15543-2824.
2. That the proposal consi sts of al 1 owi ng a 124 square foot si gn extend-
i ng to the County ri ght-of-way wi th a total hei ght of 20 feet, whereas the
Spokane County Zoning Ordinance, Section 4.09.125 requi res that no such si gn
project more than 2 feet into any requi red yard and when exceeding 40 square
feet in area, be pl aced fl a~ ac;ainst the buil ding.
J. That the auopted Spokane County Geiieralized Coiiiiprehensive Land Usc
Plan indicates Commercial usage of the area encompassed by the proposal.
4. That the site is zoned Local Business.
5. That the appl i cant has been made aware of the recommen dati ons of
various County/State agencies reviewing this project which include the
Department of Building and Safety and has indicated he can comply with those
recommendations.
6. That due to the widening of Pines Road the applicant will be losiny
8 feet of prope rty and 1 osi ng thei r dri veway compl etely. The appl i cant
testified that the reason for the height of the sign is to enable vehicles
such as 1 arge del ivery trucks to pass underneath of the si gn .
7. That no one appeared to oppose the proposal nor were any written
comments adverse to the proposal received.
8. That the proposal does not appear to be detrimental to adjacent
properties nor have ari adverse inIpact Upon the property and irnprovements ir,
the a rea.
