The following items were noted during our walk through of the above referenced home following the fire. These items need to be incorporated into the reconstruction of this residence to comply with current code requirements. Building, plumbing, and mechanical permits will be required prior to starting reconstruction. 1. Demolish interior fireplace, and have exterior masonry/flue inspected and certified by a licensed chimney sweep. Provide a copy of this report before final inspection and reuse of the chimney flue. 2. Replace all floor joists that have more than 1/8" of char. Properly support floor joists at mid bearing point and adjacent to the fireplace hearth. Install vapor barrier under new floor joists and vent crawl space area at a rate of 1 square foot of vent for every 300 square feet of floor area. Insulate floor joist to R-30. 3. All windows that are replaced shall comply with new energy code requirements. 4. A 100 cfm exhaust fan vented to the exterior will be required in the kitchen. 5. Retest all water and drain lines in the kitchen area. 6. Install new wired in smoke detectors in all bedrooms and one in the common hallway. 7. All 2"x4"walls where drywall will be removed shall be insulated to R-13. 8. Attic area shall be insulated to R-3 8. 9. The roof system over the kitchen, dinning, and living room has structural strength and stability issues that appear to be less than the minimum requirement of the building code. A structural engineer's report addressing these issues will be required prior to replacing the drywall and insulation in this area. If the roof system in this area is replaced with trusses or stick framed according to current code requirements,the engineer's report would not be required. 10.
