WHEREAS, the ~ .
21st day of June, 1971, hold a public hearing as prescribed in Section
of Title 4 on the application of Gene Reynolds for a Conditi '
anci those opoosing said application, and the Board of Adjustment having
fully considered the official records, evidence and testimonv given and h.-
investigation of the matter does hereby find:
BOARD OF ADJUSTMENT RE: CONDITTO?VAL USE CL?E_50-71 - nage 2
1) That the property in question is approximately 20,900 square
feet in area.
2) That the property in question has been zoned "Agricultural"
since 4ctober 69 19470
3) That existing land uses adjacent to the property include
single family residences and duplexes on suburban lots (one (1) acre
tracts which have been further subdivided for homesi-tes.)
4) That the aoplicants have indicated to the Board of Adjust►nent
that they intend to utilize the mobile home for a daughter and son-in-law
(both minors) for a period of six (6) months or more.
5) That many residents in the axea have or.dicated by letters and
througri counsel that they are opposed to the establishieent of mobile homes
in their suburban comunity.
6) That the Zoning Adjustor of SDokare County denied the application,
CtJE_1,0-71, because:
a) The general area while still zoned agricultural, is
substantially developed for residential use. The Zoning
Adjustor concurs in the opinion expressed by objectors
that mobile homes, if allowed in the area, xould tend
to have a detrimental effect upon the value of residential
properties in the area.
b) The Zoning Adjustor notes that mobile homes have not been
approved in the immediate vicinity.
c) The Zoning Adjustor is aware of and sympathetic to the
personal circurnstances giving rise to this application,
but i9 of the opinion that other arrangements for
housing (e.g. location of the trailer within a trailer
court or construction of an addition to the house) are
possiblP.
7) '!'he Board of Adjustment, although sympathetic to the Dersanal
cireumstances giving rise to this appeal, are of the opinion
that certain areas in Spokane County are available for mobile
home develoDment. Areas which are predominately residentia.l
in nature should not be downgraded by an influx of rnobild
homes. ,
NOW, THEKEFORE, The Boasd of Adjustment does hereby deny the
application of Gene R.eynolds for a Conditional Use Permit, CUE_50_71, to
alicnr'the use of a trailer as a residenee in the Agricultural Zor:e
classification on sa;d described property.
