CUE-100-69 Page 123 4.24.110 Trailer Court a. Zone Permitted: . r•ban , Residential Mobile Home, Local Business, and Restricted Industrial, b. Conditional Standards. (1) 75% of the stalls in a trailer court shall have a minimum area of at least tvvo thousand five hundred (2, 5 00) square feet. The remaining stalls shall have a minimum area of at least twa thousand one hundred (2, 100) square feet. (2) 70% of each trailer stall area shall be left in open space. (3) Each trailer stall shall be a minimum of 35 ft. in width. (4) Minimum spacing of trailers side by side shall be not less than 20 feet, end to end shall not be less than 10 feet. (S) 1Vo trailer shall be located closer than 25 feet from any existing public right-of-way and not less than 10 feet from any property line. ~ (6) Every trailer stall shall have one off-street parking space of not less than 200 square feet in area. Such parking space shall be provided either wfthin the stall spave or elsewhere within the trailer court, no further than 200 feet from such stall. (7) Each acce ss road shall connect with a street or highway; and have a minimum width of not less than 25 feet and shall be well marked in the daytime and adequately lighted at night. (S) The trailer court plan must be submitted to the Spokane County Planning Commission staff for review of the design in relation to traffic, points of access and egress. In the Residential Mobile Home Zone, no building or premises shall be used nor shall any building or structure hereafter be erected or altered unless otherwise provided in this Title, except for one or more of the following uses in accordance with the following standards. 4.05A.020 Site Area. Sixty-five (65) percent of the area af all sites must be left in open space free from structures. 4.05A.030 Non-conforminq Lot of Record. The following site area requxrement shall apply in the Residential Mobile Home Zone, except that these regulations shall not prohibit one (1) private dwelling or mobile home and its accessory buildings on a non-conforming lot of record as defined in Chapter 4.18. - All buildings or structures on a non-conforming lot of record shall meet the ~ requ2red yard setbacks for the Residential Mobile Home Zone. 4.05A, 040 Uses permitted within the Aqncultural Suburban Zone, All uses permitted in the Agricultural Suburban Zone are permitted in the Residential Mobile Home Zone in accordance with the standards of the Agncultural Suburban ~ Zone. ~ 4.05A.050 Uses permitted Trailers (Mobile Homes).
