Raymond Circle, Spokane Valley, WA; two simple 4" x 4" wood posts, would be sufficient for deck support of the transferred loads from the metal awning support posts above. As you proposed, a lightweight metal awning is to supported by a manufacturer supplied metal "beam", and supported by four metal posts extending downward to the existing wood deck. As the proposed awning is not retractable, additional supports are required to supplement the existing deck joists which receive awning loads. The two outer awning posts are reportedly aligned with existing framed end walls. q1 The two center.awning posts are reportedly to be secured to the deck, causing the _1 4- - deck area to require supplemental support. !1 W` Your plan is to place two wood posts (subject posts) beneath the deck to provide the supplemental support for the effected deck joists. The posts are proposed to be N placed approximately 3'-2" out from the residence rear wall. Blocking, between two adjacent existing deck joists, is to be installed at the post location, to bridge the `Q vertical loads at the post connection to the deck. The lower ends of the two lower LI posts are proposed to be supported by the existing concrete slab. You indicated that W i you drilled the slab, and determined minimum thickness was 5W. Cu)LAwning loads utilized an awning weight of 5 psf, and design snow load of 40 psf. IX The added deck load utilized 15 psf dead load and 40 psf live load. Post spacing for the awning posts is 8'-0" on center, and deck joist spacing is 16" on center. The 6 4ONIM % combined load combination is 2835# per center post, applied at the concrete slab. w 2 Using 4" net square post plate, a load pressure prism through the slab produces an (r approximate bearing area of the concrete against the subgrade, of'1.4 SF. You LULU indicated that the soil was a sandy/silty gravel, and was very dense. The applied soil bearing pressure is approximately 2,010 psf, versus the 2009 IRC allowed 2,000 psf bearing pressure for silty or clayey gravel. P.O, BOX 685•MEAD ♦ WA ♦ 99021 anr amir (50s)467-5353 •F,u(509)468-3235 May 07 2012 1 : 56PM PROPERTY SOLUTIONS (509) 468-3235 P. 3 Mr. Dan Huettl May 7, 2012 page two In conclusion, based upon supplied sizes, dimensions and conditions; the awning support may be transferred from the existing roof fascia board to posts exterior of the residence. The above deck level posts and beam is proposed to be the awning manufacturers fabrication, and is not addressed in this analysis. The below deck level wood posts may be 4" x 4" D.Fir-L, No. 1/No. 2 or equivalent. The post bearing on the concrete slab should be 4" x 4" minimum. Aside from post support evaluation, the awning requires proper attachment along the residence, in addition to the awning manufacturers required uplift restraint. The deck joists should be blocked at the post locations, and proper upper and lower post anchorage should be installed. The post base should also be properly anchored and protected from moisture at the slab junction. Lateral restraint is a particular issue with deck attachment under the 2009 IRC. The existing deck ledger board and other lateral connections, should be attached to the main structure framing in accordance IRC Section R502.2.2. If you have further questions, please call me. If for any reason we cannot meet this date,we will contact you with a revised target date. Your application review TARGET DATE ist, r ! The TARGET DATE is the date we estimate your project application will have had its initial technical review. It is not the date for approval or permit issuance. Tips for a Smoother Project Application Review > Submit complete, accurate plans and documents. Extra time may be required for re-submittals as project application reviewers work on multiple applications and it may be several days before they can look at your new or revised information. > Designate a specific contact person to communicate with the City. While the person designated as the applicant's contact person with the City can be changed, one individual with the expertise for dealing with reviewer comments would be the best choice for the entire review process. > Call staff regarding the status of your project only after the target date shown at the top of the page. Although you should be contacted on or by the target date, please feel free to contact us if you haven't heard from us by your target date.Staff may contact you before the target date if the initial review is complete.By following this procedure, you will save time and allow the reviewers to complete the work more expeditiously. Steps in the Permit Process 1. Counter Complete. Your application has been accepted as counter complete. This means all of the required documents, as indicated on your Pre-Application Checklist have been submitted or have been approved for deferred submittal. This does not prevent technical staff from requesting additional information as a result of their technical review. 2.Quality Check. The next step in the process is a quality check to make sure that the application is reviewable and free from substantive flaws that would prevent technical staff from completing the technical review once it is started. When this step is complete, your application will be routed to the appropriate staff and remain in their review queue until it comes up for review. 3.Technical Compliance.Once an application is administratively complete,it is routed to technical staff for compliance review. Depending on the type of project, technical staff may include multiple reviewers. You should be contacted by phone, fax, email, or mail by your TARGET DATE once the initial technical compliance review is complete. 4. Permit Issuance. When the technical compliance review of the application is complete, including any subsequent re- submittals, each reviewer will approve their section of the application and route it to the Permit Center. When all sections of the application are received, a Permit Specialist will process the application and contact the person specified on your application for permit pick-up.Information regarding fees and pre-construction meetings(if required)will be provided by the Permit Specialist at that time.
