CONDITIONAL USE PERNtIT - TRAILER AS A RESIDENCE The Following conditions as applicable will be uniformly required:
~ 1. The trailer shall be lo cated on the subiect property in ccsmpliance with
yard (setback) requirements for a single family dwelling as prescribed in.
Sectfon 4.05.110a of the Zoning Ordinance of Spokane County.
2. The trailer shall be located on the subject property in substantial
conformance with the "approved" plot plan on file with this applfcation,
and in any case, shall observe the yard (setback) requirements for a
single family dwelling as prescribed in Section 4.05.110a of the Zoning
Ordinance of Spokane County. .

3.. This approval is granted to at which time any permit issued
pursuant to this approval shall become null and vofd.
~ 4. Th2 trailer shall be skirted with a fire resistant material.
5. This approval is granted for the use of a trailer as a residence for a ca:e,-w
taker of the subject property. This approval is granted for an indefinite
time period in connect-ion with the previously described use. 6. ' The existing residence on the subject property shall be removed prior to
' the occupancy of the trailer shouse. ~ 7. The trailer shall not be mcunted on a permanent foundation in such a
manner as to constitute a permanent residence.
8. The trailer shall not be attached to other residential or accessory
structures. IV[etal canopies, tip outs, and awnings may be attached to
the trailer; however, all wooden stn.ictures and acc2ssory buildings,
except open porches, must be detached and placed at least three (3) feet
from the trailer. If the mobile home is to be located in Fire Zone i, tkfs
distance must be, increased to forty (40) feet, or a one-hour fire wall must
ba provided.
9. This approval is granted for the use of a trailer as a residence for a
dep2ndent relative of the applicant. This approval i.s granted for an
indefinite tfine period in connection with the previously described use.
10. The trailer shall have an ownership tltle and be listed as personal
property with the County Assassor.
