COI3DITIONAL USE PERMIT - TRAILER AS A RESIDENCE

The following conditions as applicable wiil be uniformly required:
1. The trailer shall be located on the subject propesty in compliance with
yard (setback) requirements for a single family dwelling as prescribed
in Section 4.05.110-a of the Zoning Ordinance of Spokane County.
2. The trailer shall be located on the subject property in substantial
conformance with the "approved" plot plan on file with thfs application,
and in any case, shall observe the yard (setback) requirements for a
single family dwelling as prescribed in Section 4,OS.110-a of the
Zonfng Ordinance of Spokane County.
~ 3. This approval is granted to - at which tfine any
permit issued pursuant to this approval shall become null and void.
4. The trailer shall be skirted with a fire resistant material.
5. This approval fs granted for the use of a trailer as a residence for a
caretaker of the subject property. This approval is granted for an
indefinite time periad in connection with the previously described use.
6. The existing residence on the subject groperty shall be removed prfor
to the occupancy of the trailer house.
~ 7. The trailer shall not be mounted on a permanent foundation in such a
manner as to constitute a permanent residence.
~ 8. The traiter shall nat be attached to other residential or accessory
structures. Metal canopies, tip outs and awnings may be attached to
the trailer; however, all wooden st:u- :es and accessory buildings,
except open porches, must be derach_ a::i placed at least three (3)
feet from the trailer. If the mobile home ts to be located in Fire Zone
II, this dfstance must be increased to forty (40) feet, or a one-hour ffre
wall must be provided.
9. This approval is granted for the use of a trafler as a residence for a
dependent relative of the applicant. This approval is granted for an
indefinite time period in connection with the previously described use.
10. The trafler shall have an ownership ritle and be listed as personal
- property with the County Assessar.
