A. FINDINGS: Pursuant to Section 4.25.030 of the Spokane County Zoning Ordinance, the Zoning Adjustor has the responsibility of determining that the granting of this application will not be detrimental to the surrounding properties. In assuring compatibility, the Zoning Adjustor based his decision on the testimony presented at the above noted Zoning Adjustor Hearing as well as criteria set forth in the Spokane County Zoning Ordinance for review of this application. The Zoning Adjustor hereby finds the following: 1 . The proposed duplex is compatible with the immediate neighborhood as evidenced by other duplexes or mixed land uses established in the area. The immediate neighborhood is that area within four hundred (400) feet of the property in question. 2. The proposed duplex is not significantly adverse to the established develop- ment character found within this Agricultural Zone area. 3. The duplex is felt not to have an adverse impact upon existing public services. 4. The Spokane County Engineers Department has indicated that they will begin processing vacation of the 1 foot County strip across which applicant must travel to his property. 5. The subject parcel is exempt from Spokane County Short Plat requirements under Section 3.3.J of the Short Plat Ordinance . B. ORDER: Applicant's request is hereby approved and with the following stipulations; 1 .
