Re: Duplex lots on Riverside and Mayhew
Dennis,
I have reviewed our standards and your situation very carefully. At this time, building
permit issuance for the parcels we discussed will be determined on the following:
1. Currently Riverside Avenue is unimproved at parcels 45154.2801 and
45154.2703. The following improvements are required for the portions of
Riverside Avenue that is currently unpaved in order to provide access in
accordance with the City's adopted codes and standards.
• Riverside Avenue is designated as a Local Access Street. This includes 30' of
asphalt, type B curb & gutter, 13' planter strips, and 5' sidewalk. Current
right-of-way is 50'. No additional right-of-way dedication is required;
however a border easement of 7' is required for both sides of the street.
2. At such time as the three lots (Parcels 45154.1902, 45154.1904, 45154.1903)
fronting unimproved Mayhew are developed, full street improvements are
required. This street cross-section shall follow all applicable standards.
These requirements follow the 2001 Spokane County Road and Sewer Standards, Chapter
14.710 of the Spokane Valley Zoning Code, and Section 902.1 General of the 1997
Uniform Fire Code.

Please show the drainage easement around the swales. Once this is reviewed and accepted, please complete
the following items:
1. Submit Mylars to be stamped. As usual we will need the Mylar back with 1 bond copy.
2. Obtain a ROW permit. If paving is to occur this year, please contact Kevin Severance prior to paving for
approval.
3. Submit quantity estimates for the street improvements. A warranty bond is required once the street is
accepted. This warranty and street acceptance shall be complete prior to residential certificate of
occupancy.
4. A drainage easement shall be recorded for the two proposed swales. Submit a copy of this easement prior
to recording. This will be reviewed by the City prior to recording. This shall be complete prior to the
release of the residential building permits.
