Zoning Adjustor Decision: Approved, for the fotlowtng reasons and subiect
to the following oonditions:
A. REASONS:
1. Upon making an on-site inspection of the described properEy, the
Spokane County Zaning Adiustcr concluded that a trailer as a
residgence would not have a negative impacti on surrounding pro-
perties.
2. The 7oning Adjustor has attacheci the following conditions to insuca
the protection of the surmunding property owners.
. B. CONDITIONS:
1. The trailer shall be lccated on subJect property in complienee w3th
yard (sctback) requirements for a single family dwellfng as prescribed
in Seetion 4.05.1IOa of the Zoning Ordfnance of Spokaae County.
2. '1'his approvax is granted to 4ctober 14, 1978 at which time any pesmit
fseued pursuant Lo this appn>val sha21 become null and void.
3. Z'he trailer shall be sicirted with a fire resistant materia2.
4. The treiler shsll not be maunted on a perrnenent foundation in such

CONDITIONAL USE PERNIIT - TRAILER AS A RESIDENCE
The trailer shall be located on the subj2ct property in complianc2 with yard
(setback) requirements for a singla family dwelling as prescribed in
o" Section 4. 05. 110a of the Zoning Ordinance of Spokane County.
2, The trailer shall be lacated on the subject property 1n substantial conformance
with the "approved" plot plan on file with this application, and in any case,
shall observe the yard (setback) requirem2nts for a single family dwelling as
prescribed in Section 4. 05. 110-a of the Zonfng Ordinance of Spokane County.
3. This approval is granted to at which time any permit
issued pursuant to this approval shall become mull and void.
4. The trailer shall be skirted with a fire resistant material.
5. Thfs approval is granted for the use of a trailer as a residence for a caretaker
of the subject property. This approval is granted for an indefinite time
poriod in connection with the previously doscribed use.
6. The existing residence on thc: subject property shall be rEmoved prior to the
occupancv of the trailer house.
rL!j 7. The trailer shall not ba mounted on a permanent foundation in such a manner
~v as to constitute a permanent residence.
8. The trailer shall not be attached to other residential ar accessory structures.
~ Metal canopies, tip outs, and awnings may be attached to the trailer; how-
ever, all wooden structures and accessory buildings, except open porches,
must be detached and placed at least thrae(3) feet from the trailer. If the
mobile home is to located in Fire Zone II, ~ ws distance must be- increased to
forty (40) feet, or a one-hour fire wall must provided.
9. This approval is granted for the use of a tra-il-ar as a residence_for an
dependent relative of the applfcant. This approval is granted for an indefinite
time period in connecti on with the previously described use.
