Hi Rod -
Need your help.... we still have an open letter of credit for Neighborhood Inc #899 in amount of $60,600 for the
Riverwalk Commercial project. It expired on 3/12/09. We talked with Cliff Mort today and he said that it should be
released as this project was completed and done.
Can you let me know what you have on it and if it can be released? This one is confusing as it started out with
the county then transferred to City of Valley while Sandra Raskell was there and I think it just got lost in the
process of things...
Thanks so much and have a great weekend.

Re: Re ure
Dear Mr. Mort,
A field and office review of this project was conducted by members of my staff and they
noted two areas of concern. The first concem was that no Certification Package,
including "Record Drawings" has been submitted. The second concern involved the
dry.well within the swale along Mission Avenue. The frame and grate used does not meet
County Standards; B-la, Type 4 and the filter fabric was left in place. This needs to be
corrected by replacement of the frame and grate with one meeting the County Standards
and with the removal of the fabric. Once you have satisfied these concems, it is our
intent to close this project and release your Letter of Credit in full. Please notify this
of~'ice when ready for a final inspection.
If you have any questions, please contact me at 688-0185.

John,
Shown in the table below are projects awaiting a response to our recommendations. Please see the e-
mail pertaining to each project or ask us if you need more information.
SHP O 1-04 Jochium Short Plat OK - warranty review due in 2007
BSP 00-48 Spokane Valley Mall Indiana It is likely the escrow account is no
Avenue longer valid and a warranty bond was
never established. Therefore, we
recommend this project be considered
closed with no further action
necessary.
PE 1750 Shelley Lake PUD Lake and The cracked and settling sidewalk will
Shelley Lake 1 st Addition require replacing in the near future.
However, unless the missing bond
holder mentioned above suddenly
appears, there is no obvious option
that would require the developer to
make good on its repair. Our
recommendation, unless there is
another alternative that can be used to
hold the developer accountable, is to
consider this project closed without
further action.
PE 1885 Prairie Orchard Request the submittal of as-built
Record Druwings bearing an
Engineer's Stamp. Release the surety
bond in full without requiring a
warranty bond following receipt of the
as-builts. We will write the letter
explaining this to Landworks
6/13/2006

Development if you a.gree with our
recommendation.
PE 1852 Strawther's Addition Do nothing further until future sta.tus
of project determined.
PE 1860 Keystone Meadows Send letter releasing warranty bond
and close project.
PE 1848 Bradley Heights Send letter to Jim Mahar Homes, the
developer, to remove fabric from
drywells along Mission Avenue with a
reminder to complete swale
construction before warranty bond can
be released.
SP 611-90 Single Residence Consider this project closed.
SP 1251 A UR 3.5 Single Res. Alteration Project complete except for remaining
208 swale. Release bond in full once
sod is placed in swale.
PE 1414B Riverwalk 3rd Addition Consider this project closed
PE 1750D Shelley Lake 4t' Addition The redesigned plan for Pond C
should be submitted and punch list
items corrected before reducing or
releasing the surety bond.
PE 1339 Alcott Grove Addition Consider this project closed.
PE 981 Southern Mobile Home Park Consider this project closed.
PE 1345 Kirken Guthrie/Carpenter Consider this project closed.
PE 1649F Evergreen Pt. 6t' Addition Consider this project closed.
, lm Request `Record Drawings' and project Certification be submitted.
-iv Have developer remove fabric and
L
replace frame and grate on drywell
with one meeting County Standards.
~ Upon completion of these items,
release bond and close project with no
further action needed.
PE 17518 Midilome East 2°d Addition Consider this project closed.
