This property is zoned Agricultural. Recent visual inspections indicate that these reports are accurate,and that the single wide manufactured home/trailer and inoperable vehicles on your property are violating County ordinances as well. Section 4.04.040(b)of the Spokane County Zoning Ordinance prohibits more than one single family dwelling on a single parcel. The trailer is in violation of this section. It must be removed. Section 4.17.170 allows non-profit storage of inoperable vehicles in the Agricultural Zone under the following conditions: 1. No "Junk or Parts Vehicles" may be stored within the front,flanking street, or side yard setback area;and 2. All "Junk or Parts Vehicles" must be completely sight-screened year-round, from a non-elevated view, by a fence,hedge,shrubs or maintained landscaped berm. Setbacks for your zone are: Front Yard- 25 feet from property line,or 55 feet from the center of the right of way,whichever provides a greater setback area;and,Side Yard- 5 feet. Section 4.04.030(e)provides for a 50 foot setback for poultry runways from neighboring dwellings. Unrestrained,wandering guinea hens violate this provision. w Jessie J.Playle Page Two March 10, 1988 It is the intent of this letter to advise you of an apparent zoning violation and to request compliance. Accordingly,we are of the opinion that,since you have now been informed of the requirements of the Spokane County Zoning Ordinance,a period of twenty-eight(28)days, beginning with the date of this letter, should be sufficient time in which to bring your property into compliance.
