PERMIT REQUIRED. A land use or structure permit is required by County Resolution to erect a building or structure of any
kind or alter any building or structure already erected, or to change a land use. Construction must conform with the
Spokane County Building Code and Zoning Ordinance. Construction is subject to inspection.
WATER. Water supply must be approved by the County and State Health Departments. Where work on water connections disturbs
the surface, shoulders or ditches of County Roads, permission must be obtained from the County Engineer's Office.
SEWAGE SYSTEM. Permits are required in all cases by County Resolutions Nos. 45-133 and 47.235.
SET -BACK FROM PROPERTY LINES. In most zones and under most circumstances, a set -back from the front property line, of at
least 25' is required, a 5' side yard, 15' side yard from a flanking street, and a 25' rear yard are required.
STATE HIGHWAYS. Where the structure abuts a State Highway, clearance must be obtained pertaining to set -back and ingress
and egress.
COUNTY ROADS. Work on street right-of-way may not be performed until staked by County Road Department and work must be
performed in accordance with stakes. Points of ingress and egress must be approved by the County Engineer.
MOVING OF BUILDINGS. A permit is required to move an existing building. When a building is moved on a County or State
Highway, clearance must be obtained from the County Engineer and/or State Highway Department.
ACCESSORY BUILDINGS. Accessory buildings (garages, sheds, etc.) require a separate permit.
RESTRICTIVE COVENANTS. Builders should check provisions of covenants or dedications and easements running with the land
which are enforceable through civil action. County Officials can not bring action to enf ce cc versants or dedications.

ZONING ADTUSTOR DECISION: To approve, for the following reasons and subject to the
following conditions:
A. REASONS:
1. The proposed mobile home is compatible with the area as evidenced by other mobile
homes in the surrounding area and no objectors of record present at the public
hearing.
2. The described property meets the requirements as set forth in the Spokane County
Zoning Ordinance.
B. CONDITIONS:
1. Prior to issuance of a Building Permit, the applicant shall submit evidence, to the
satisfaction of the Planning Department, which indicates compliance with the Spokane
County Short Plat subdivision ordinance.
2. The trailer shall be located on the subject property in substantial conformance with
the "approved" plot plan on file with this application, and in any case, shall
observe the yard (setback) requirements fora single family dwelling as prescribed
in Section 4.05 .110 (a) of the Zoning Ordinance of Spokane County.
3. This approval is granted to March 1983 for the occupancy of Glenn Albert at which
time any permit issued pursuant to this approval shall become null and void.
4. The trailer shall be skirted with a fire resistant material.
5. The trailer shall not be mounted on a permanent foundation in such a manner as to
constitute a permanent residence.
6. The trailer shall not be attached to other residential or accessory structures. Modal
canopies, tip outs and awnings may be attached to the trailcg-; however, all wooden
structures and accessory buildings, except open porches, must be detached and
placed at least three (3) feet from the trailer.
7. The trailer shall have an ownership title and be listed as personal property with the
County Assessor.
