RE: Buildings and development of tax parcel 45174.0506 at 10316 E. Springfield Ave.
Upon review of the building permit file for this property, it appears that the house, the detached 36
x 24 shop, and its 20 x 24 carport are permitted structures. The 30ft shop extension to the south,
the patio cover on the east side of the shop, and the 8 x 16 separate storage building are all not
permitted, which apparently did not receive building permits as required by Spokane County
regulations.
Under current UR3.5 Zoning regulations the total detached accessory square footage is limited to
1,139 sq ft. The Shop and Carport exceed this maximum, but is "grandfathered"in with the
building permits issued.
If the detached Shop and its attached structures were to connected to the house and proper building
permits obtained for the non-permitted structures (30ft shop extension and patio cover) then the
detached accessory square footage provision would not apply. The total structure(s) coverage on
the parcel cannot exceed 50% of the lot area.
