University The following items were noted during my inspection of the above referenced property, and should be incorporated into the reconstruction of this residence. 1. Replace all wood wall studs, ceiling joists/rafters, and floor joist that have more than 1/8 inch of char. These new framing members shall comply with the span charts of the 1997 Uniform Building Code. 2. All of the water lines drain lines, and gas pipe lines shall be tested before use. 3. A safety evaluation of the masonry chimney shall be preformed by a certified chimney sweep service. 4. Insulate 2"x4" wall to R-13, and flat ceilings to R-38. 5. All replaced windows to meet current energy code requirements. Bedroom windows to meet current egress requirements. Ventilation ports in the window jam should be considered for fresh air requirements, due to the house being heated with base board heating. 6. Provide a 100 cfm exhaust fan in the kitchen, 50 cfm fans in the bathrooms and laundry room. All fans to exhaust to the exterior. 7. New handrails and guardrails shall conform to current code requirements. 8. Smoke detectors shall be installed to current building code requirements. 9. Electrical permits acquired from the department of Labor and Industries. Please call for an inspection after all interior finish material has been removed.
