Re: Rowan Residence

Mr.Rowan:
Per our previous conversations you requested that our office review comments received from the
inspector regarding the framing inspection for the above-mentioned project. The following is a summary
of the responses to those comments:
1. The first comment was in regards to the specification of Simpson A35 clips at the roof top plates.
The Simpson A35 clips should be installed @ 2'-6"o.c.per the shearwall schedule at the exterior
shearwall locations. The Simpson A35 clips are not required at the interior shearwall located
between the garage and house provided that the top of wall is framed per detail 1 in the
Structural Calculations package.
2. The second comment was in regards to the stud spacing at the balloon-framed portion of the
garage. The Structural Calculations specify 2x6 DF#2 @ 12"o.c.typical, and it is our
understanding that the studs were installed at 16"o.c. spacing. The areas with the balloon-
framed studs specified in the Partial Framing Analysis will require the addition of 2x6 DF#2
studs nailed to the existing studs that are spaced at 16"o.c. The(2)2x6 DF#2 wall studs are
acceptable in lieu of the 2x6 DF#2 @ 12"o.c.
3. The third comment was in regards to the shearwall specifications. The Structural Calculations
specify the shearwalls as 15/32"OSB or plywood with the nailing other connections specified in
the shearwall schedule and notes. It is our understanding that LP Smartside Precision Panel
Siding was used in lieu of the specified exterior sheathing. After reviewing the shearwall
requirements and the values provided per ICC-ES Evaluation Report ESR-1301 it is acceptable
the use the LP Smartside Precision Panel Siding. It is assumed that the existing siding is
installed per manufacturer's specifications including the blocking and nailing specifications.
d r
This letter and lateral analysis is considered supplemental to the existing house/shop building plans and
shall be incorporated into the existing plans. See attached sheets for reference information. All other
areas not specifically addressed in the Partial Framing Analysis for the above-mentioned project are
assumed to be constructed per the approved house plans and per the 2009 IBC specifications.
Please call or e-mail if you have any questions.
Sincerely, ,`
J.R. BONNETT ENGINEERING
