CU E-57-79, Temporary Structure
ZONING ADJUSTOR DECISION: After public testimony and review, the decision
of the Zoning Adjustor is to approve the applicant's request for a temporary structure.
A. F I N D 1 NGS : Pu rsuant to Section 4. 25 . 030 of the Spokane County Zoning
Ordinance, the Zoning Adjustor has the responsibility of determining that the
~ granting of this application will not be detrimental to the surrounding properties.
In assuring compatibility, the Zoning Adjustor based his decision on the
testimony presented at the above noted Zoning Adjustor Hearing as well as
criteria set forth in the Spokane County Zoning Ordinance for review of this
. application. The Zoning Adjustor hereby finds the following:
1. The described property meets the requirements as set forth in the Spokane
County Zoning Ordinance, for a temporary structure.
2. Applicant will be moving into a newly constructed building in the Spring
or Summer of 1980 on the same property and the temporary structure will
be removed from the property.
3. This application does not require a variance for the front yard setback
division as it will only be located at the site for six months.
B. ORDER:
Applicant's request is hereby approved and with the following stipulations;
1. The mobile home shall not be mounted on a permanent foundation in such a
manner as to constitute a permanent structure.
2. The applicant shall maintain his site design in substantial conformance with
the "plot plan" on file with this application.
3. This approval is granted for a non renewable 6 month period after which
the applicant will remove the trailer from the site within 30 days.

SPS-34-79 If permit is granted it should be subject to the following conditions:
1. Convey to Spokane County a radius at the northeast corner of
applicant's property for road right of way.
2. Agree to participate in future RID and/or CRP involving applicant's

SPS-36-79 If permit is granted it should be subject to the following conditions:
1. Convey to Spokane County the north 10 feet of applicant's property
for right of way for 57th Ave.
2. Agree to participate in a future RID and/or CRP.
VN-205-79 According to the Assessor's records these two properties are under one
and parcel. It would appear the applicant is attempting a further segreg-

Also it appears the total area of these two resulted from a segregation
in Jan. 1979. This appears to be an attempt to avoid the short plat
ordinance. We recommend denial of the variances.

Proposal:
The existing building houses the business Marilyn's Interiors. I have been storing inventory in a portion of my store. When
the new structure is completed I will move the inventory and
have additional showroom space. Until that is completed I
propsee to use the mobile home to display gift items and
bath boutique items. These items are light weight and
traffic is limited since it is specialty items.
